Davao City is indeed very booming. Big businessmen are visiting the city to look for new ventures. In fact, Henry Sy’s daughter (Henry Sy of SM) Teresita Sy Coson just visited Davao last week to embrace the recently concluded assembly of businessmen in Davao. And months before that , Zobel de Ayalas were also in Davao City to embrace the soft opening of Abreeza. These two clans have big projects in the city. The SM Lanang is the first of its kind in the country, it will be a mall following a green architecture, but that’s another blog post.
There are certain projects that we cannot divulge yet, so my apologies for being mum for so long to avoid jeopardizing these projects. It took months for them to finalize their plans. Well after months of being quiet, lemme introduce you to just two of the big projects in the city today.
The Ayala Land condominium project is an open secret already. Almost, everyone is aware that Ayala Land will be constructing a condo in Abreeza. But we haven’t gotten the specifics yet until last month. Well, it will be a highrise condominium to be called simply as Abreeza Residences. It will be located few steps away from Abreeza Mall and just adjacent to Kukun Hotel, the first Kukun Hotel in the island after Bonifacio Global City. By the way, other Kukun Hotels are being proposed to be constructed in other cities as well however Davao is Ayala Land’s first choice in Mindanao. Abreeza Residence is also a first in Mindanao, Ayala Land’s first condominium project in the island. Abreeza Residences will also be located few steps away from Ayala Land’s only BPO building in Mindanao to be dubbed as Abreeza Technohub. An IT facility in Davao that will be patterned after Ayala Land’s IT/BPO buildings in Metro Manila.
Here’s the rendering of Abreeza Residences. It will be developed by Ayala Land’s property arm Alveo Land.
The second big project in Davao today is from a local developer FTC Group of Companies – The Aeon Towers. Originally planned to be 40 storeys tall, but due to height restriction set by Civil Aviation Authority of the Phils, the official count will be at most 30 floors. This project will also be located adjacent to Abreeza and along JP Laurel. Unfortunately, we cannot expect to see higher buildings in that area because it’s part of the airlines’ flight path and building height restrictions had been set .
Although it will just be 30 storeys tall, it will be an iconic 30 twin tower hotel joint at its top most floor thru a skydeck. It is a project that Dabawenyos can be proud of. Envisioned to be the city’s newest landmark, Aeon will follow a green architecture, it will be a highrise mixed use project with a commercial hub, 22 floors for its residential condominium units, a two level boutique hotel on top, and the skydeck where you can enjoy the spectacular panoramic view of Davao City. Did I mention that they’re planning to set up an infinity pool on top of the building as well?
Now these will be formally announced by the developers in the next few weeks. Ofcourse, don’t expect for them to build these buildings right away. Residential real estate development is far different compared to commercial real estate. It will take a year for preselling and preconstruction and almost 4 to 5 years for the construction period of these projects. But atleast, now you’ll have an idea how the city’s skyline may look like in the years to come.
