Enter the giants – entry of highrise condos in Davao City

The construction of Eco 4000 Residences in Ecoland by DMC Urban Properties paved way to a number of midrise condominium projects in the city today. Just across this ever first midrise condo community in Davao City is One Oasis which is being developed by Filinvest. It was 2008 when the first condo units in ECO 4000 Residences were delivered. 2 years after, the growth of vertical communities never stopped and continued to increase. Now enter the giants.

Prime Residences is a 22 storey proposed condo project by Far East Associates. It will be located along JP Laurel Avenue and is close to the upcoming Ayala Land’s Abreeza and SMDC’s  SM Lanang. It will also be located across the posh development of Vista Land dubbed as Camella Northpoint. And few minutes away from Damosa IT Park and Robinsons Cybergate.

The developer claimed that they had their launching this month but I am yet to find an official press release or even online ads about this project. Hopefully, it will push through.

Speaking of Ayala Land’s Abreeza, the company’s high end condo development arm Alveo will also be constructing a condominium project within Abreeza’s rising business district. Alveo is known for its high end vertical projects in Metro Manila but they do have luxurious horizontal projects such as town homes ranging from 7 to 15 million pesos per unit.

Abreeza’s rising competitor is SM Development Corp’s SM Lanang. It’s not only a stand-alone mall but a vast rising business district with residential projects and corporate offices. As of this writing, their plan is to put up midrise condos. I wonder if there are height restrictions in that area (former Lanang Country Club). SM Development Corporation is known in the capital for developing towering yet affordable residential buildings.

With current developments, who knows what’s next. It’s been reported  that Filinvest is also planning to put up a highrise condo/ hotel in the Bajada area and DMC Urban recently announced that they may follow the trend. A local developer is also developing a servicing apartment or hotel with 12 floors (but construction came to a halt) Let’s wait and see.

    Davao’s fast rising development can be attributed to the very active private sectors but the local government is so slow when it comes to government regulated infrastructures. Our bankerohan market is far behind cdo’s cogon market. Market buildings are too old and weak and some are even condemned. Our ecoland bus terminal is almost 30 years old and looks like a warehouse already. We do not even have a sports complex? Hay naku, puro nalang peace and order, eh matagal na nating na achieved yan d ba? Isn’t it high time to focus more on these projects? Puro lang bulala ning atong mga opisyal sa local gov’t. If we want to stay competitive, then start these projects right now! baka maungusan tayo ng mga neighboring cities natin here in mindanao? kahit nga panabo ang tagum cities, ang ganda ng bus terminal eh. Hay naku.

    Tama yang nasa taas ko… Davao’s development in terms of infrastructures built by the private sector is overwhelmingly rapid. the local government should catch up with the pacing. make it more like hongkong… it’s super clean and pinaganda talaga nila ang lugar. people’s park is a start… sana pagandahin din ang iba pang parks… yung magsaysay park… malaki yun and pwede talagang pagandahin. pati yung mga roads and mga eskinita. they should also really do something about the squatter’s area. lessen it… or else… magiging two-faced rin ang davao city like sa cebu and manila: one part is extravagant while the other part is teeming with people suffering on a day-to-day basis.

    Relax lang kayo!!! Our LGU is not amiss on this. Di ba ka-ka open lang ng Land Fill sa NEw Carmen at kakatapos lang ng enhanced traffic signalization project the City Government and they are also addressing the drainage problems. You know what? Our national represantatives(congressmen) should be the ones worrying about this and to answer that they have been addressing these things (USEP Sports Complex, Proposed Panacan Public Market and many more) kaya nga lang di na si Boy Nograles ang Congressman sa 1st district humina na ang sourcing ng funds ng 1st congressional district (even though di natin gusto ang dating ni former Congressman i think this is one of his strong points). We will get to that point marami lang kasi kinakaharap ang LGU natin like flooding, fires, security concerns plus day to day expenses of maintaining our city’s operation. Davao lang ba may problema na ito kahit sa new york meron din ah, ang luluma na nga ng mga tulay at ibang vital structures dun more than 40 yrs na ni rerepair lang. Basta in our little own way we should also help our LGU para lalong gumanda ang ating city

    Mind you that, 3RD CITY ANG CAGAYAN DE ORO IN MINDANAO after Davao as the Metro and Zamboanga as the second major city. OK?
    AYAW MO PANGANGKON UG METRO CITY IN MINDANAO, kay layo ra mo kaayo sa kumingking sa Davao!

    tama c Uhlala, na ang mga taga CdeO, inaangkin ang pagkaMETRO ng Davao sa Mindanao. Nkakatawa di ba? Laging nilang nilagay sa kukuti nila na sila (CDO) daw tlaga ang Metro City in Mindanao. Ngek! kalokohan…
    Mga baga’g nawong! PWEHHH!!! Mas motuo pa ko ug Zamboanga ang 2nd major city in mindanao kysa sa ilaha…

    There are 3 Key Cities being recognized by the Philippines Government, Metro Manila, Metro Cebu and Metro Davao in Mindanao. Remember BEMP- EAGA Growth Area it was the Local Government initiative to place Davao in the World Map today for so many good reasons. First, Center for Quality Education, Health, Commerce and Industry, Tourism, and Agriculture having a complete wide range to offer and will experience growth & gigantic projects and development. On the other hand CDO is also the fastest growing city in Mindanao however, some experts don’t give much biases on what would be the finest place in Mindanao in terms of Progress and Development. Base on the record, in 3 years time High raise condominiums are in FULL SWING to accommodate Millions of local tourists and international visitors to find place to leave specifically in the Heart of Davao City. Tarpaulins show casing 32F of Abreeza Residences, 41F Lumiere @ Obrero, 22F Prime Residences, Kukun Boutique Hotel 9F – Under Construction, The High Raise MATINA I.T. Park Convention & I.T. Center, and the New Davao LRT and the most ever controversial Coal Power Plant which will definitely serve a sustainable progress in the City and more adequate power supply, reliable and stable electricity in the future. I love the gigantic progress of Mega Davao.

    agree poh ako sa sinasabi ni chuva nesca.minsan pag nanonood ako nang gikan sa masa para sa masa,wala kang palaging maririnig peace@order how about infra projects,other developments.ngano nkaya sa ubang cities na maisabay ang peace@order @ infrastructure devlopment,sa davao city hindi.? idolo nko ang mga duterte in terms of peace@order,pero dili ko believe nila sa infra projects.look at tagum city very fast ang kanilang development,nga c mayor uy na ang nagdala sa ilang syudad,ang davao city na hinoon na more than 4 b.ang income hangtod karun wala pa gani sports complex…wake up mayor @ vice mayor.na prove namn ninyo ang p@o sana infra naman…..
